What is a bridging loan?
A short term interest only loan secured against property

How long can I have a bridging loan for?
Our maximum loan term is 12 months

What is the minimum term?
We have no minimum term

What do you take as security?
Our loans are secured against property already owned or being purchased

Do you do 2nd charges?
No Lowry Capital is a 1st charge lender only.

What is the minimum / maximum I can borrow?
Our loans are from £25,000- £1 million

How quickly can funds be available?
Funds can generally be available within 5 days of receipt of valuation

Where do you lend?
We lend throughout England, Scotland & Wales with no postcode restrictions.

Will you lend on a property which is not currently habitable/lettable?
Yes, we are happy to lend against a property’s current value regardless of whether it is currently lettable or not, we have an “Express Refurb” product which is aimed at refurbishment properties.

Do I have to prove income?
Lowry do not ask for proof of income, we deduct the interest payments from the gross loan at drawdown.

Will we lend to someone with credit issues?
Yes, at Lowry capital we will lend to clients with some credit issues although the Loan to Value is likely to be lowered.

Is there any upfront fees?
Lowry Capital do not charge any upfront fee, fees are only payable if the loan completes.

Do you lend in Scotland?
Yes Lowry capital is extremely active in Scotland and we have solicitors and surveyors’ based there.

Are you a member of any trade bodies?
Yes we are a member of the ASTL “Association of Short Term Lenders”

Are we a regulated lender?
No Lowry Capital is a non-regulated lender

How long will it take to get a decision?
At all times you will speak to a principal decision maker, who will be able to give you an instant decision over the phone and provide a written “decision in Principal” within 1 hour of the application.

What can I use the funds for?
The funds can be used for any legitimate purpose.

I am a Broker how do I register with you?
You can call and we will register as a Lowry Introducer or alternatively you register online.
