• Decision in Principle:
On receipt of a simple application form a Decision in Principle will be issued within 30 minutes. The DIP is a binding written offer based on the information provided. It is our commitment to lend on the terms outlined and will not be changed.
• Valuations:
A valuation will be instructed within 1 hour of receipt of payment. In most cases a surveyor will visit the property within 48 hours. We receive a verbal / written confirmation of valuation within 24 hours of the survey being carried out.
• Legals:
We offer a streamlined legal process. The legal pack will be issued within 2 hours of being instructed. No solicitor’s costs undertaking will be required and search indemnity insurance is accepted. On receipt of all requirements funds will be available for draw-down within 24 hours.
• Commission:
Commission and broker fees will be paid into your nominated bank account on the day of completion. This will be paid by CHAPS (same day electronic transfer) – at our cost. We will ask you for your bank details in advance so this transfer can happen instantly on the day of completion.
• Additional Commission payable on Repayment of the Loan:
Lowry Capital pay an additional 0.25% of the loan as commission to the broker when the loan redeems. Lowry Capital will pay this commission directly into your bank by CHAPS (same day electronic transfer) – at our cost, within 24 hours of the loan being repaid.
